Mahindra Lifespaces Q4 Results 2026: Profit Jumps 5x, Pre-Sales Hit Record ₹1,633 Cr

Mahindra Lifespace Developers Limited reported a strong set of Q4 results 2026, supported by record residential demand, robust business development, and a sharp rise in profitability.

The company posted its highest-ever quarterly pre-sales of ₹1,633 crore in Q4 FY26, taking full-year pre-sales to ₹3,405 crore. This performance reflects sustained demand in premium and mid-premium housing segments across key markets such as Mumbai Metropolitan Region, Pune, and Bengaluru, as the company continues its strategic shift away from the affordable segment.

For FY26, total income rose sharply to ₹2,594 crore, up around 79% year-on-year. EBITDA more than doubled to ₹442 crore, while profit before tax jumped 175% to ₹606 crore. Net profit after minority interest surged nearly fivefold to ₹298 crore, marking a standout year in terms of earnings growth.

The company also strengthened its balance sheet during the period. Net debt-to-equity improved significantly to -0.27 in Q4 FY26 from 0.39 a year earlier, while the cost of debt declined to 7.6%. Cash and bank balances stood at ₹1,127 crore as of March-end, providing strong liquidity support. Residential collections grew 15% year-on-year to ₹2,107 crore.

Operationally, Mahindra Lifespaces maintained steady momentum. Sales volumes increased to 3.53 million square feet in FY26, while new project launches totaled 4.30 million square feet. The total development footprint now stands at 53.65 million square feet, including ongoing and pipeline projects.

The company’s business development pipeline expanded significantly, with ₹18,060 crore in gross development value (GDV) additions during FY26, taking total GDV potential to approximately ₹45,180 crore. In the integrated cities and industrial clusters (IC&IC) segment, revenue reached ₹713 crore, with 138.4 acres leased during the year.

Looking ahead, the company estimates potential net collections of ₹14,510 crore from its ongoing and pipeline projects, indicating strong future cash flow visibility. Its IC&IC portfolio is expected to generate ₹5,000–₹6,000 crore in revenues over time.

With India’s urban population projected to reach 40% by 2030 and rising income levels driving demand for premium housing, Mahindra Lifespaces appears well-positioned to capitalize on long-term growth trends while targeting ₹8,000–₹10,000 crore in sales by FY30.
